Managing lake levels and water quality continues to require effort and cost but, to date, the 2024 dues ($900 per lot) have covered expenses plus added slightly to the reserve. Intended to pay for future well and pump repairs, it is approximately $20,000.
As a reminder, the majority of our operational expenses are the electricity to pump water, and chemicals to treat it.
There is no change regarding our approach to leaks. Given the lack of workable solutions, that issue remains under review.
The board proposes a one to two year change in direction related to treating the water. We’d add aeration and totally stop putting chemicals in the lakes. The intent of this email is to seek the residents’ reaction to the approach.
Adding aerators for each lake would cost approximately $55,000 (firm quotes are being solicited) and require a relatively small amount of ongoing electricity cost to power them. Aeration has eliminated the need for chemicals elsewhere. We would discontinue the use of chemicals for 2025, saving an estimated $39,000.
After a year we’d make a judgment regarding the effectiveness of aeration including whether ongoing elimination or a reduction in
chemical use would keep the water quality at an acceptable level.
What would this proposal mean for each lot owner? A one-time increase in dues to the $1100 to $1200, range (from $900) depending on the firm quotes.
We would then own the aeration equipment. Depending on its effectiveness, we might be able to eliminate the chemical costs going forward, saving approximately $400 per year, every year. That would result in ongoing annual dues of $500 (vs $900 today).
The board recommends this year-long experiment.
In order to move forward, 2/3s of lot owners must agree to the 2025 expenditures and the adjustment of dues to the required level each year after that - as determined by the board.
